Exciting news for homebuyers and real estate agents! We’re now offering a powerful financing solution designed to help more families achieve homeownership without needing to come up with a down payment. It’s called TRUE ZERO PLUS, and it delivers 100% FHA financing — making the dream of owning a home more attainable than ever.
✅ What is TRUE ZERO PLUS?
TRUE ZERO PLUS is an FHA home loan program that provides 100% financing through:
🌟An FHA First Mortgage at 96.5% of the home’s value
🌟A Second Mortgage (Down Payment Assistance) covering the remaining 3.5%
Together, this means you can purchase a home with no down payment.
💸 Truly Zero Out-of-Pocket? YES!
If your agent negotiates a seller concession to cover your closing costs, you could potentially purchase your home with no money out of pocket at all.
That’s:
✅ No down payment
✅ No closing costs
✅ No out-of-pocket costs to move in
💡 How It Works
✅The First Mortgage is a standard 30-year fixed FHA loan.
✅The Second Mortgage (DPA) is a 10-year fully amortized loan at an interest rate 2% higher than the first loan. Monthly payments are required on both.
Bonus: You can roll the FHA upfront mortgage insurance premium (UFMIP) into the loan to reduce upfront costs even more!

✅Double-Wide Manufactured Homes (with some pricing adjustments)
🔒 Not available for co-ops or properties in AK, DC, HI, MO, NE, NY, RI, or WA.
